ON ARRIVAL

We offer a contactless check in – details for this will be provided a few days before your arrival.

We are pleased to accept arrivals from 4 pm (unless an early arrival has been agreed, subject to availability).

This is a quiet area and we therefore ask that no one arrives between the hours of 10pm and 8am.

We will contact you once you have settled in to check that everything is perfect for you.

PARKING

If you are staying within The Victorian Barn please park your vehicle by the swimming pool, the main car park (what3words /// pills.appoints.goggle)

If you are staying within Jasmine, Plumtree, Lodge or Stable there is space for one vehicle per cottage to park outside each entrance (what3words /// dean.bucked.suggested). For additional vehicles please park alongside the woods (what3words /// robes.scored.crusted) or by the pool (what3words /// parting.shout.palettes)

If you are staying within our Woodside Apartments there is space for one vehicle per cottage to park outside the main entrance (what3words /// objecting.device.freely). For additional vehicles please park alongside the woods (what3words /// robes.scored.crusted) or by the pool (what3words /// parting.shout.palettes)

DEPARTURE

The time of departure is by 10.00 am on the departure day booked. A later check out can be requested and is subject to availability and an additional charge.

Please observe this rule to facilitate the preparation of the venue for new arrivals.

Yes!

Utilities (electricity, heating oil, water) are included and are subject to a fair usage policy for domestic household use only (electric vehicles are to be charged at our EV charging point only).

To ensure reasonable usage and to prevent any additional charges, we kindly ask that you do not set the heating above 22 degrees.

During the sunnier months, we harness the power of thermal tubes and solar PV panels to provide hot water for your accommodation. Additionally, some of our properties are equipped with air source heat pumps, which utilise renewable energy sources for underfloor heating and hot water.

Rest assured, we strive to provide you with a comfortable and sustainable stay at The Victorian Barn.

In order to confirm your booking, we request a non-refundable reservation fee of 20% of the total cost. A binding contract comes into existence when your booking is confirmed. The balance plus a refundable security deposit will become due 60 days prior to arrival and will be taken automatically using the same details you provided when you paid the reservation fee. For bookings made less than 60 days before arrival; the total amount will become payable at the time of booking. The refundable security deposit is £200 per property. The security deposit will be refunded within 14 days following your stay less any expenses for excessive breakages, damage, additional cleaning.

Check In

We do not offer the facility to book an check in early. However, if we are able to prepare your property early we will let you know on the morning of your arrival and we will be able to provide a timescale.

Check Out

Subject to availability we can offer a 12 mid day check out. The charge for a 12 mid day check out is £199. You can book a 12 mid day check out online during the property booking process. If we are unable to offer the 12 mid day check out we will let you know as soon as possible and we will refund the charge of £199.

Our venue is designed for families and groups looking for a relaxing break. We have certain policies in place to ensure a pleasant experience for all our guests.

  • Please note that we do not accept Stag Parties.
  • We happily welcome well-behaved Hen Parties on most occasions. However, please note that during school or bank holidays, we are unable to accommodate such groups.
  • We have a policy in place to maintain a peaceful atmosphere for all guests. We kindly request that groups/ parties aged 18-25 book alternative accommodations elsewhere. Thank you for your understanding.

Yes, we do accept day visitors at our property, subject to prior agreement and maximum numbers detailed below.

Please provide us with their names and ages if they are under 18 years old plus the times of their visit and whether they will be using the swimming pool with you.

There is an additional charge if your day visitors use the pool and this is £10 per person (adults, children and infants)

Please note day visitors are not permitted to use the hot tubs.

Day visitors are permitted to visit between 10 am and 8 pm only.

Please note that the total number of day visitors must not exceed the following limits:

2 bedroom property - up to 2 day visitors.

3 bedroom property - up to 4 day visitors.

4 bedroom property - up to 4 day visitors.

5 bedroom property - up to 4 day visitors.

No Pets permitted.

We provide a starter pack of dishwasher tablets (where applicable), washing up liquid, multi- purpose cleaner, tea towels, dishcloths, bin liners, kitchen roll, toilet rolls and hand soap. Additional supplies and all the essentials can be purchased from our local village shop, The Red Barn in Hazelbury Bryan.

Amenities such as unlimited WiFi, Electricity, Water & Heating are included in the cost of your stay.

Also included are the onsite leisure facilities. These include our indoor heated swimming pool, sauna, hot tub (if applicable to the property you have booked), and kids play and picnic area. There is also a huge activity suite with table tennis, badminton, garden games and toys plus a separate beautiful oak framed building which houses our games room with coin operated pool table, football table and retro quiz machine plus free to use board games and books.

Onsite private fishing is also available in our three coarse fishing lakes.

There is ample onsite safe parking with extra wide spaces.

LINEN

Upon our comfy memory foam matresses we supply plush pillows with cotton pillowcases and supersoft duvets with cotton duvet covers (no feathers). We also supply one fluffy bath sheet (large towel) per guest and a hand towel for the bathrooms.

There is a waste and recycling area located at the north end of The Victorian Barn (detailed on the site map provided) behind the Games Room.

There is glass recycling, mixed recycling and general waste.

For guests convenience, within each property there are two handled buckets for your glass and for your mixed recycling. Please use these to carry your recyclables to the waste area and return the buckets to the property.

Please recycle responsibly and use the correct bins provided. Please do not put glass in the mixed recycling.

Yes, there is one hairdryer provided per property.

We are delighted to offer cots and highchairs upon request, but please note that availability is limited. To ensure your needs are met, kindly bring your own cot bedding. These amenities are provided on a first-come, first-served basis.

Please adhere to the following guidance:

An adult must be responsible for the BBQ at all times.

When you set up the BBQ please ensure it is away from the buildings but remains on the patio areas.

Please do not set up your BBQ on grass.

For disposable BBQ's please do not put these directly onto the picnic furniture. There are fire bricks outside to set up on the patio floor for you to rest the disposable BBQ.

For disposable BBQ's please do not put these in our commercial waste. You will need to dispose of these off site.

Please do not put hot coals in our commercial waste. Allow them to cool fully and dispose them off site.

We do not permit smoking inside the properties or closeby. We have ash trays and sand buckets available, please ensure guests that smoke use these away from the property.

We welcome dogs in two of our cottages, the Lodge and the Stable.

Our communal and leisure facilities are designated as pet-free, along with the rest of our accommodations.

We offer flexible changeover days to provide our guests with maximum versatility and to accommodate their individual plans.

During school holidays we offer a minimum stay of 3 nights.

All weddings are held on an exclusive use basis. This means that when booking a self-catering holiday at The Victorian Barn, there will not be a wedding during your stay. Likewise, when booking a wedding with us, the venue will be closed for your exclusive use.
