We offer a contactless check in – details for this will be provided a few days before your arrival.

We are pleased to accept arrivals from 4 pm (unless an early arrival has been agreed, subject to availability).

This is a quiet area and we therefore ask that no one arrives between the hours of 10pm and 8am.

We will contact you once you have settled in to check that everything is perfect for you.

DEPARTURE

The time of departure is by 10.00 am on the departure day booked. A later check out can be requested and is subject to availability.

Please observe this rule to facilitate the preparation of the venue for new arrivals.

Yes!

Utilities (electricity, heating oil, water) are included and are subject to a fair usage policy for domestic household use only (electric vehicles are to be charged at our EV charging point only at the rate applied at the point of charge).

To ensure reasonable usage and to prevent any additional charges, we kindly ask that you do not set the heating above 22 degrees for long periods of time.

During the sunnier months, we harness the power of thermal tubes and solar PV panels to provide hot water for your accommodation. Additionally, some of our properties are equipped with air source heat pumps, which utilise renewable energy sources for underfloor heating and hot water.

Rest assured, we strive to provide you with a comfortable and sustainable stay at The Victorian Barn Dorset.

In order to confirm your booking, we request a non-refundable reservation fee of 20% of the total cost. A binding contract comes into existence when your booking is confirmed. The balance will become due 60 days prior to arrival and will be taken automatically using the same details you provided when you paid the reservation fee. For bookings made less than 60 days before arrival; the total amount will become payable at the time of booking.

We aim to be flexible, especially outside of school holidays. Early check ins or late check outs may be available upon request and are subject to availability and an additional charge.

Our venue is designed for families and groups looking for a relaxing break. We have certain policies in place to ensure a pleasant experience for all our guests.

• We do not accept Stag Parties.

• We welcome well-behaved Hen Parties. However, during school and bank holidays, Hen Parties must book either exclusive use of the whole venue or Woodside Retreat.

• Our property is best suited to families and more mature groups looking for a relaxed countryside break.

For fire safety regulations, we are required to know the names of all guests staying overnight at The Victorian Barn Dorset (adults, children, infants). We also have a legal requirement to keep guest registration records for UK accommodation purposes (including the Immigration (Hotel Records) Order 1972).

Closer to arrival, we will email you requesting a list of all overnight guests with ages and nationalities. For any non-UK/Irish guests aged 16+, we may also request passport details and next destination. This is standard practice for accommodation providers.

Please note that check-in details (including your key safe code) can only be issued once the required information has been received.

Yes, we do accept day visitors at our property, subject to prior agreement and maximum numbers detailed below.

Please provide us with their names and ages if they are under 18 years old plus the date and time of their visit and whether they will be using the swimming pool with you.

There is an additional charge if your day visitors wish to use the pool and this is £20 per person (adults, children and infants)

Please note day visitors are not permitted to use the leisure facilities including hot tubs, activity suite, games room, play area and fishing lakes

Day visitors are permitted to visit between 10 am and 8 pm only.

Please note that the total number of day visitors must not exceed the following limits:

2 bedroom property - up to 2 day visitors.

3 bedroom property - up to 2 day visitors.

4 bedroom property - up to 4 day visitors.

5 bedroom property - up to 4 day visitors.

No visitors pets permitted.

We provide a starter pack of dishwasher tablets (where applicable), washing up liquid, multi- purpose cleaner, tea towels, dishcloths, bin liners, toilet rolls, hand soap, salt and pepper. Additional supplies and all the essentials can be purchased from our local village shop, The Red Barn in Hazelbury Bryan.

Amenities such as unlimited WiFi, Electricity, Water & Heating are included in the cost of your stay.

Also included are the onsite leisure facilities. These include our indoor heated swimming pool, sauna, hot tub (hot tub - if applicable to the property you have booked), and kids play and picnic area. There is also a huge activity suite with table tennis, badminton, board games, books and toys plus a separate beautiful oak framed building which houses our games room with coin operated pool table (50p) and football table (50p).

You can purchase badminton and table tennis sets from us before arrival or during your stay or you may bring your own.

Onsite private fishing is also available in our three coarse fishing lakes for an additional cost. Please bring your own fishing equipment.

There is ample onsite safe parking with extra wide spaces.

LINEN

Upon our comfy memory foam mattresses we supply plush pillows (no feathers) with cotton pillowcases and supersoft duvets (no feathers) with cotton duvet covers. We also supply one fluffy bath towel per guest and a hand towel for the bathrooms.

There is a waste and recycling area located at the north end of The Victorian Barn (detailed on the site map provided) behind the Games Room.

There is glass recycling, mixed recycling and general waste.

For guests convenience, within each property there are two handled buckets for your glass and for your mixed recycling. Please use these to carry your recyclables to the waste area and return the buckets to the property.

Yes, there is one hairdryer provided per property.

We are delighted to offer cots and highchairs upon request, but please note that availability is limited. To ensure your needs are met, kindly bring your own cot bedding. These amenities are provided on a first come, first served basis and are free of charge.

Sorry but BBQs are not permitted at The Victorian Barn. This includes all portable, gas, charcoal and disposable BBQs. To ensure the comfort and safety of all guests, we ask that cooking is kept to the kitchens provided.

If you’d like to enjoy a BBQ-style meal as part of your stay or event, you’re welcome to hire a professional BBQ catering company. They must provide their own equipment hold suitable insurance, and operate safely on site.

We do not permit smoking or vaping inside the properties or closeby. We have ash trays and sand buckets available, please ensure guests that smoke use these away from the property.

We welcome dogs in four of our cottages, Plumtree Cottage, Granary, Lodge and Stable.

Our communal and leisure facilities are designated as pet-free, along with the rest of our accommodation.

All weddings are held on an exclusive use basis. This means that when booking a self-catering holiday at The Victorian Barn Dorset, there will not be a wedding during your stay. Likewise, when booking a wedding with us, the venue will be closed for your exclusive use.

We are pleased to add some festive cheer with basic Christmas decorations! You will find an artificial tree with decorations and fairy lights. Feel free to bring along your own decorations to make it even more personal and cosy.

We kindly ask that you bring your own fishing equipment, as we do not provide or hire out any gear. Please also ensure you have a rod licence.

We are pleased to be able to offer lots of parking onsite with extra wide spaces. We have space for 60+ cars by the pool, wooded area and some spaces outside the individual cottages. Your check in information sent a few days before you stay will details where to unload and where to park depending on the property you have booked.

We aim to be as inclusive as possible. Some of our accommodations are accessible for guests with limited mobility. Please get in touch to discuss your specific needs, and we will recommend the most suitable options.

Yes, we can offer breaks of one night or more. To get the most out of our venue we recommend booking for at least two nights.

Please ask us about early check in and late check out as we like to be as flexible as possible.

If a booking is cancelled less than 60 days before arrival then a charge equal to the full booking amount will be made.
If the booking is cancelled 60 or more days before arrival then a charge equal to 20.00% of the stay will be made.
In the event of a no show or booking reduction (after arrival date) the full cost of the booking is charged.

We will use our reasonable endeavours to re-let the property in respect of the cancellation period. If we are successful you may be refunded less an administration fee of £75 and 8% booking fee.

Part Cancellations – If any person(s) in your party needs to cancel, this will not affect the total cost of your booking. In addition, no refunds are payable in the event that you cut short your stay.

Your inability (or the inability of any, some or all of your intended occupants) or disinclination to travel to and stay at your hired Cottage for any reason will not give rise to a refund. This includes – but is not limited to – illness (including Covid), a requirement or recommendation to self-isolate or quarantine, a call to jury duty, incarceration, change in personal or work circumstances, family emergencies, travel delays, vehicle breakdown, and delays with public transport. These remain at your risk and do not give rise to a right to cancel or to receive a refund unless we re-let the property.

Refunds

All refunds will be subject to deduction of a non-refundable administration fee of £75 and booking fee of 8% to cover our costs and third party costs related to the cancellation and remarketing (these costs include our admin costs, re-marketing costs, bank fees, accounting fees and agency fees or commission payments). Only applicable if we are able to relet on a like for like basis.

We have limited one night stay options available on certain dates throughout the year. Our usual minimum stay is two nights. We offer flexible check in and out days to suit our guests.

Yes, we do! We offer one night stays for group accommodation, parties, corporate functions and events.

Most facilities are included in the cost of your stay. Optional extras include fishing on our lakes (£10 per person per day), the pool table and table football (50p per play), and badminton or table tennis sets (£15 per set). Guests are also welcome to bring their own equipment.

We're thrilled to welcome you for your stay within our self catering accommodation at The Victorian Barn Dorset and to our beautiful indoor heated swimming pool, nestled inside a picturesque pine log cabin. This 12.5 metre pool is the perfect place to unwind, relax and for the kids to splash and play, and it's heated to a comfortable 29-31 degrees using renewable energy (baby wetsuits are recommended for little ones).

Our swimming pool offers a serene and tranquil environment. We aim to create a comfortable space for all and our pool is designed to accommodate various preferences and needs.

You'll love swimming in ultimate comfort and style!

We take safety and hygiene very seriously, so you can rest assured that our pool is clean and safe for you to enjoy. We use a combination of a UV system and Chlorine to ensure the water is crystal-clear.

Getting in and out is easy thanks to the main door located by the car park.

Overnight Guests Pool Calendar and Booking

At The Victorian Barn Dorset, our pool is available every day of your stay, ensuring you have plenty of opportunities to make a splash.

We offer two types of swimming experiences:

1. Private Sessions: You can book private swim sessions, each lasting up to an hour per day, for your exclusive enjoyment. These are subject to availability, so they may not be accessible every day during your stay.

2. Communal Sessions: We also host communal swim sessions, and the best part is, there's no need to book. These sessions are included as part of your stay. Please note: last entry to the pool for communal sessions is 30 minutes before the end of the session.

Before your stay, we'll provide you with a schedule that specifies the private sessions and communal swims. Our goal is to make your stay as convenient and enjoyable as possible.

Most of our properties come equipped with a personal hot tub that seats 5-6 people, situated just outside on your patio or very close by. With stunning views of the open countryside, it's the perfect way to unwind and enjoy the peace and quiet.

Our hot tubs are available for use between 8 am and 11 pm, making it easy to fit in some relaxation time whenever it suits you best. And when you book with us, you can rest easy knowing that your hot tub has been emptied, cleaned, and refilled just for you which means they are available from the first morning of your stay.

Indoor Heated Swimming Pool

We're thrilled to welcome you for your stay within our self catering accommodation at The Victorian Barn Dorset and to our beautiful indoor heated swimming pool, nestled inside a picturesque pine log cabin. This 12.5 metre pool is the perfect place to unwind, relax and for the kids to splash and play, and it's heated to a comfortable 29-30 degrees using renewable energy (baby wetsuits are recommended for little ones).

Our swimming pool offers a serene and tranquil environment. We aim to create a comfortable space for all and our pool is designed to accommodate various preferences and needs.

You'll love swimming in ultimate comfort and style!

We take safety and hygiene very seriously, so you can rest assured that our pool is clean and safe for you to enjoy. We use a combination of a UV system and Chlorine to ensure the water is crystal-clear.

Games Room

With coin operated pool table and football table. 50p per play.

Perfect for those rainy days or when you just want to take a break from the outdoors. And with its convenient location right on-site, it's easy to pop in for a game or two whenever you like.

Activity Suite

Equipped with a table tennis and badminton area, as well as a selection of board games, books and toys for guests of all ages, our Activity Suite is the perfect place to spend time with family and friends. And with a comfortable seating area and playpen for your little ones, you can relax and enjoy some quality time together.

We offer badminton sets and table tennis sets to purchase at £15 each (badminton sets include 2 rackets and 2 shuttlecocks, table tennis sets include 2 bats and 3 balls). For doubles, please buy two sets. While there may be extras available in the activity suite, we can't guarantee this. Alternatively, guests are welcome to bring their own.

Kids Play & Picnic Area

We are delighted to offer a safe and fun space for children to play and explore, and for families to relax and enjoy some quality time together.

Our play area features a range of exciting and engaging equipment, including a charming playhouse that sparks the imagination and encourages creativity. Kids can let their imaginations run wild!

We also have a variety of play equipment including a net swing, slides, and trampolines to keep kids of all ages active and entertained. With so much to explore and discover, children can spend hours running, jumping, and playing to their heart's content.

While the kids are having a blast, parents and carers can unwind and relax in our comfortable picnic area. Soak up the sunshine and enjoy a delicious snack or lunch while watching your little ones play.

Hot Tubs (for guests over 5 years of age)

Coarse Fishing Lakes

The Victorian Barn boasts three coarse fishing lakes onsite covering four acres of beautiful Dorset countryside and are open all year round for your enjoyment. The lakes are only a 2 minute walk from the accommodation. It is also possible to drive and park at the lakes with your equipment.

You can experience the peace and tranquility of Dorset's beautiful countryside while enjoying some of the best fishing and accommodation in the area.

Our activity suite, games room, swimming pool, fishing lakes and children play area will keep children entertained but if that's not enough they can also enjoy 65 acres of glorious countryside. We have various walks and tracks for riding your bikes and the local country lanes are also great for walking and cycling.

Our accommodation can comfortably host up to 89 guests in standard beds. With the addition of sofa beds in our Woodside Apartments, we can accommodate up to 95 guests.

Yes, we offer ample free parking for large groups including coach and bus parking. There is plenty of space to accommodate multiple vehicles at The Victorian Barn Dorset, ensuring convenient access for all guests.

Our parking spaces are also extra wide and there is an EV charger onsite in the car park area.

For large group bookings, we recommend booking as far in advance as possible to ensure you are able to book the date you would like, especially during peak seasons such as summer holidays or festive periods. However, we may have last-minute availability, so it's always worth checking.

For exclusive use group accommodation we recommmend booking at least 12 months in advance, especially for the Summer Holidays in Dorset.

Welcome to our stunning indoor heated swimming pool & sauna, located in a picturesque immense pine log cabin!

This 12.5 metre pool is the perfect spot to unwind and relax. It's heated to a comfortable 30 degrees using renewable energy, so you can swim in ultimate comfort and style (baby wetsuits are recommended for little ones).

Our swimming pool offers a serene and tranquil environment. We aim to create a comfortable space for all and our pool is designed to accommodate various preferences and needs.

Safety and hygiene are our top priorities. We use both a UV system and Chlorine to ensure the pool is clean and safe for you to enjoy.

Our indoor heated swimming pool & sauna are available for exclusive use and booking is required. You'll be able to secure your spot easily using our online calendar.
